NOVEMBER 2009

STREET SWEEPERS IN TOFTE ON Monday, November 9th

The City of Canby has informed us that street sweepers will be in the neighborhood on Monday, November 9th to sweep up leaves in the street. Please be sure to move cars and basketball hoops from the streets so that their cleaning will be effective.

TRANSPORTATION MEETING

The City of Canby is holding a workshop Thursday Nov 5th @ Canby Adult Center at 6:30 PM to collect public input. This is an important opportunity for you to let the City know your thoughts on Canby's existing transportation system and what you think needs to be done moving forward.

The City of Canby is working with DKS Associates Inc. to update Canby's Transportation Systems Plan (the "TSP"). The TSP identifies transportation facilities needed to support our community's needs over the next 20 years, including bike and pedestrian needs.

They want to hear your specific concerns. Is it. . . missing sidewalks (if so, where), keeping truck traffic on 99E, current areas of congestion, bike paths, better connection to I-5, where is it hard to get to. . .? You may have noticed something that we have not considered.

They want to hear your suggestions (and opinions) on possible solutions. The traffic consultants have an amazing computer model that shows how busy our roads will be in the future and where the new problem areas will likely be. The consultants are now ready to input possible solutions. They want to hear from the community on what we think is important and brainstorm solutions.

This is a great opportunity to voice our concerns and participate in the process. This will be an hour well spent. Hope you can attend. See here for more information.

Homeowners along 13th ave, please read this announcement.

13TH AVE RENOVATION
As many of you have noted over the past few years our landscaping along 13th Ave has become overgrown in some areas and unhealthy in others. We have been saving our pennies for a renovation project and with the recent change in the economy we are able to complete the project this winter at a substantial cost savings. For the past several months we have been receiving input from fellow homeowners and reviewing bids for the renovation from several local companies. The work will begin on Monday, January 26, 2009 and continue for about two weeks.

We appreciate your patience during this renovation project. We believe this is an important step in maintaining the property values within Tofte Farms. Please let us know if you have any questions or concerns.

BOARD MEETING POSTPONED - Posted July 6th

The Board meeting scheduled for Thursday, July 9th has been postponed. We'll send out notification when/if it is rescheduled prior to the September meeting.

POOL IS OPEN - July 3RD
The pool is now open. Please be sure everyone takes a cleansing shower prior to entering the pool. Thank you for your patience.

POOL UPDATE - JULY 2ND
The green is gone from the pool. However, both pools have coagulation treatment in them (to help get rid of the murkiness from the sunscreen/lotion) that needs another 18 hours of working and filtering, so the pool company says we can re-open the morning of July 3rd.
Thank you for your patience.

POOL UPDATE - JULY 1ST
The pool is in it's third day of treatment, undergoing twice-daily service calls. Unfortunately, recovering from an algae bloom is not a fast process. There is an outside chance it will be swimmable on July 2nd. Our filters have been compromised by a great deal of tanning oil in the water because people are not showering before entering the pool, and that is slowing the recovery. Thank you for your patience.

POOL TEMPORARILY CLOSED
Due to an algae bloom, the pool has been temporarily closed. As soon as our pool company tells us when it will reopen we'll let everyone know. Thank you for your patience.

MARCH-JUNE 2009
A special Board meeting will be held on June 3rd, at 5pm at 372 SE 13th Place to discuss and approve/disapprove a revised Collections Resolution.

March 2009 Meeting Minutes
The March 2009 HOA Board Meeting minutes can be downloaded here.

LIFEFLIGHT
As some of you may know, Jack Showman had a nasty fall Friday afternoon (5/29/09) and was life-flighted to Emmanuel hospital. After a weekend stay he is back at home. Jack is doing fine. Both Jack and Caroline thank you for your concern and well wishes.

THE POOL IS NOW OPEN! - MAY 23, 2009

Be sure to review the pool rules located here.

JUNE/JULY 2008

THANKS TO BOARD MEMBERS AND ARC COMMITTEE
The neighborhood would like to thank Jason, Sarah and Dave for their outstanding efforts serving on the Board over the past several years. They have put in countless hours helping make Tofte Farms a great place to live! We would also like to express our sincere appreciation to all the previous ARC committee members including Holly, Patti and Debbie for their time and effort supporting the neighborhood. They have saved many homeowners time and money processing and reviewing all the ARC applications over the past couple of years. Thank you to all!

NEW BOARD MEMBERS
We would like to thank Greg, Darin and Doug for joining the Tofte Farms HOA Board. They bring a wealth of experience and knowledge to the Board that will be beneficial for all of Tofte Farms. Thanks for volunteering your time!

POOL TO OPEN AT 6 PM TONIGHT - July 10, 2008
The pool company was able to repair the light and perform a chlorine shock of the pool today. It will open again tonight at 6 pm. Thank you for your patience.

POOL TEMPORARILY CLOSED - Posted July 10, 2008
The HOA had to close the pool the evening of July 9th due to apparent vandalism to a light inside the large pool. The light and broken plaster fragments are potential safety hazards. We are hoping repairs can be accomplished on Friday July 11th, assuming the pool company can find the necessary parts. As soon as the pool can be reopened we will send out another email and update the website. Thank you.

BOARD MEETING
The next Board meeting is scheduled for Thursday July 10th at 7 pm. You can find the agenda here. A member of the Canby Police Department will attend the beginning of the meeting to discuss traffic safety in Tofte Farms. Please come to the meeting to ask questions and hear first hand what can be done to keep our neighborhood safe. A big thank you to the Canby Police Department for agreeing to attend the meeting.

FIREWORKS IN TOFTE FARMS
As the 4th of July rapidly approaches we would like to remind the homeowners of Tofte Farms to be considerate of their neighbors and abide by local and state laws regarding legal and illegal fireworks. Please be considerate to your neighbors and limit them to only legal fireworks and be sure they end by 10 pm on weekdays and 12 am on weekends and holidays. Lets make sure this holiday season is safe and enjoyable for the entire neighborhood. Thank you.

TOFTE FARMS WINE TOUR!!

A huge thanks to Jennifer Lillie and Pam Thomas for their time and creativity in planning this fun event.  See the photos that have been uploaded to the site in the Photo Gallery.  We had a lot of fun on the luxury tour bus and visited the vineyards of  Duck Pond, Erath, Vista Hills & Willakenzie.  Great times!

TRASH CAN REMINDER
Please remember that trash cans need to be entirely screened from street view when not out for trash day. NWCM is enforcing this as they believe our trash can clutter is detracting from the aesthetic appeal of our neighborhood. The cans can be placed on the curb on Thursday, but need to be removed and screened, by the end of the day Friday per Resolution 4.3. Thank you.

NEIGHBORHOOD DEVELOPMENTS

STREET TREE MAINTENANCE - -
Now is the time!
Please remember to keep your street trees/foliage pruned. The rule of thumb, according to Canby's Code Enforcement Officer, is that an average size man needs to be able to walk under the tree branches. Once the trees have lost all leaves and go dormant (now!) - that is the time to trim!

FEBRUARY 2008

Website News. Dont forget that Tofte Farms has a website! www.toftefarmshoa.com
Thanks to Nicole Delozier and Michelle Culley for managing the site.

LETS BE GOOD NEIGHBORS!
Yard Maintenance. Spring is here! Everyone is spending more time out of doors, so please
keep your out-of-doors looking tip-top. Now is a good time to weed and feed your lawn, apply new bark mulch, and generally get your yard spruced up. Sidewalk and curb areas need love too, so dont forget them. Please keep these areas free from weeds and debris and power wash them to keep moss and muck at bay.

Four-Leaf Clover?!
Clover and dandelions love our NW climate! What could be more fun than blowing dandelion seeds and hunting for four-leaf clovers? Great fun for the kids, but not for their folks. Please treat your lawns for these invasive weeds to keep your yard (and your neighbors yard) from their not-so-fun consequences.

Have Crane Fly??? Each year our lawns are susceptible to Crane Fly infestation. Crane Flies look like very large mosquitoes. If you notice your grass (or your neighbor's) is patchy in spots - the underground larvae from the Crane Fly (called leatherjackets) are probably the cause. Please treat your lawns - the problem will spread through the neighborhood if not remedied. They eat heartily through June so they need to be eliminated NOW! Fred Meyer or Wilco will have the supplies that you need.

A Friendly Reminder for All Our Pet Lovers!
We have received recent complaints that some owners are not picking up after their animals. Please remember to bring and use a baggie on your walks and dont allow your dogs to roam in others yards. Thank you!

Boat/ Trailer/ Utility Trailer/ RV Parking. According to our governing documents, these vehicles may not be left unattended or stored in the neighborhood (except behind an approved fence on an approved parking pad) for more than 48 hours. Please note that this is different than the City of Canbys code, which doesnt permit any vehicle or personal property, without the permission of the City Police Department, to remain on the street for a period in excess of 24 hours (10.04.100).

ARC Reminder.
If youre installing a fence, retaining wall or shed, putting in trees, a fountain, rockery, repainting your home a new color, or making major changes to your home or landscaping (regardless if its the front or rear yard), you must submit a plan to the HOA for review and approval. Owners should wait to begin implementing the changes until written approval has been received from the HOA.

MISCELLANEOUS BITS...

Summer Kick-off Neighborhood Party. Were looking for some owners interested in helping Jeff Hart to organize a party to kick off the summer for our neighborhood. If you are interested, please contact the Board.

Late Fees. The Board would like to remind you to pay your assessment on time to avoid any late fees accruing. The next assessment is due on July 1. Assessments are due the first day of January and July every year, and are late if not received in the management office by the tenth of the month due.
